I am buying a house for £124,500. The survey valued it at £125,000 'in its current condition'. Several problems were mentioned, including the kitchen floor being uneven and possibly damaged. I have spoken to a local builder who said he knows what the problem will be as has seen this in several properties, but will go round and look. If he proves to be correct he estimates about £1500 to repair as whole floor will have to be taken up and re-done.
The sale has been quite problematic with the tenent/ex-partner refusing to go, although a solution has now been reached (although only verbally). Do I have grounds to ask for a reduction for the floor replacing costs considering that the survey said it was worth this in current condition?

It's really only worth whatever someone is willing to pay for it. If you don't want to pay 124,500 and they don't have anyone else to buy, then I think you are in a good position to barter down, only because this work needs doing that you weren't aware of before making your original offer.0

You don't need grounds to demand a reduction in today's market, just do it. Yes, the floor situation will put other buyers off - putting you in a strong position to drive the price down. Remember - if you don't feel a bit awkward about your offer, you are offering too much.0

Thanks for your advice. If I ask for a reduction, would I do this through the estate agent or my solicitors? How would this then work with mortgage amount etc?0
