In our area the rental properties are very rare for DSS applicants and with the local government there are no properties available, therefore if she hadnt took this it could be ages before another one was available.bristol_pilot wrote: »For heavens sake, there is an enormous supply (oversupply) of decent rented accommodation available these days. Just because your daughter is DSS then she should not have to accept sub standard rental properties.
If landlord doesn't sort, get onto tenancy support officer at council and get them to help find her a solution0 -
Nicky perhaps it maybe a benefit to elaborate a little more on what type of rented accommodation it is? s/c flat, bedsit, shared house, etc,etc0

A Ll is obliged to provide a suitable gas or electrical point to which you can connect a cooker.
.Specifically, under the LL & T Act 1985 S11 a LL is obliged(b)to keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity), .."A LL has to ensure that gas and electrical safety regs are complied with.
Make a list of what is not safe/properly maintained at this property, put it in writing and ask the LL to get it sorted out. If s/he doesn't talk to the Tenancy relations Officer on the local council's Private Sector Team. Is this property an HMO? (House in Mulitple Occupation)
Are you in Eng/wales or Scotland? - two reasons for asking, one is that if E&W then deposit regs where there is an AST & the deposit has been paid apply after 6 April 2007, and if Scotland, no deposit regs at the moment but LL does have to be registered.0 -

the house is a 2 bedroomed terrace, private rental accomodation in England.0 -

While there might be 500 larger/newer properties available at 50-100% more, there is only ever one property that is cheapest.
It's also very difficult to find anywhere, to get to view it, to go through the process of renting. There's no one common search portal ... you have to track down and contact loads of individual agents with varying resources issues and hoops to jump through.0 -
Contact the local council-they should have a department that monitors rented accomodation. they will be able to advise you regarding regulations -they should also be monitoring landlords. Shelter's advice line and website are superb-check with them also.
Be very careful re meters-this seems to be a common scam. Take not just the meter reading but the registration number of the meter-some landlords read one meter but the bill comes from another.0 -
DSS wasn't mentioned in the original post, but now that we know that it is public money i.e. taxpayers money i.e. MY money going towards this - that's even more reason for it not to go to some scummy landlord who doesn't provide a basic safe environment.
PS I thought DSS under 25 had to live in shared accommodation these days?0 -
