Right i have read about all you people.... talking about lehman... LIBOR...early repayment charges ...fees etc etc
firstly....when u signed the mortgage LIBOR WAS something you all were told and agreed to and other examples such as the the 6% early redemption charge.... ITS IN YOUR T&C'S.... if you do not agree...why did you sign it?
secondly... your mortgage is based on LIBOR..you loading on top is based on your credit history..if it is poor..u will get a high loading..if it is decent you shall get a low loading...but your credit file is defined but yourselves..not capstone nor lehmann
as for lehmann.... capstone has been running fine without lehmann and remaining a solvent company, capstone have recuperated many of their loans/mortgages and given the current financial climate have a portfolio which has been improving despite the cut of further lending or loan modifications.
as for charges... you will get charged £50 if u go a full month without a payment, why should you not?...it is a legal agreement YOU signed. Perhaps one month you cant make a payment because you were off work or had emergencies... thats why YOU SHOULD SAVE..instead of spending all your money on drink. ...i wonder how many of you have spoken to your creditors and said '' i cant pay due to xmas''...u people lost the plot or what?... xmas has bigger priority than your mortgage?.... think people
u signed a committment... a committment where you were provided with funds for a purchase you craved...in any case or any company they have every right to chase you for money you owe them.....
capstone is by far the most incompetent company ever to be on this planet... but they are not wrong in sticking to their side of the agreement..now stick to yours..if u need to cut back....then !!!!!!! CUT BACK...its not hard is it.... jesus.
its wrong to charge people £25 for a bounced direct debit and other charges..but if u signed to it..u gotta accept it.0 -
hey im sorry to hear about your mortgage arreas...or potential arreas.
the chances are..it is arreas that you owe..... because at the capstone finance department they are very very incompetent but when money is owed to them... they are spot on
you mentioned a girl called you....what was her name?.... and what did she say exactly?
the only advice i can offer is... speak to your local ombudsman..... if it turns out your arrears are correct then capstone should allow you as long as it takes to clear the arrears
i know after a year or so being told you have arrears dated back 13months you gta ask yourself..why has is taken so long?... but trust me they are right
ut speak to your ombudsman...and take it all the way
as for your arrangement to pay on the 10th... it is still classed as arrears as your payments are due on the 1st of each month.. so your are paying 10 days late but if its agreed then that aint a prblem.. so it is arrears but technically it isnt.0 -
How is everyone going with capstone? I have heard they will be sold off very soon.0

I am still doing battle. I have sent them proof of payments made but they have still added the 2 they say are missing and charging arrears fees.
Am about to send another letter and write to my MP.
Where did you here that they are being sold?0 -

Oh no, just come across this post.. i have a SPML fixed rate interest only due to run out in Aug this year.
I have no idea what is going to happen with the interest only deal, the % i may be charged, nothing.
I have also recently got a copy of my credit file, and i cannot see capstone spml or anyone who i think could be them on it
I have never missed a payment and only have received the standard pay your mortgage as normal letter and a recent change to fees letter along with a copy of my payments.
I am pretty worried at the moment, i have recently gone to uni full time and earning a bit less now and my credit file isnt that great due to a stolen phone(long story) and missing 2 paymants previous with the HSBC when my mum died suddenly and i couldnt pay, they put it down as late payments instead of adding on the end like i asked..I am now debt free :j:jsince January 2009
but really need to learn how to save and budget to get some savings behind me :eek:0 -

just to let you all know that the FOS are dealing with my complaint now. They phoned today and to date have got Crapstone to agree to repay £450 (all the arrears management fees and £75 for distress and inconvenience.
They also agree that their statements do not make much sense and they cannot see any arrears. They are waiting for some more info frm Crapstone and going through the file again which quote "may take a week or so".
So ricardokaka it seems that Crapstone are not so spot on with their figures.0
