Independant Mortgage Advisor

I am currently in contact with an independant advisor to get a mortage.
He has been working very hard and has spend hours on the phone to me. however i dont know if i want to go through him as still shopping around.

Can he still charge me for anything?
I will feel a bit guilty if i dont go with him now but was thinking if we go with the same estate agent company as we are buying the house from so that it could be all done under one roof.

  • He may or may not charge you, it will depend on the advisor but often they don't.

    Its normally advantagous in a way to use the EAs advisor, as then the EA is more confident that you are moving along with getting your mortgage arranged and that you are in a position to borrow the amount you require.

    BUT, make sure that the advisor is truely independant, in a lot of chain EAs even though they imply they are, they arent always and of course check that the advisor is compitent.

    Personally, if you have found a good advisor who you feel is helping you and getting you towards a good deal, I would stick with him. As long as he communicates well with the EA, gets a move on with the application and hassles for the valuation to be done ASAP, the EA will be happy enough.

    Perhaps if you do fancy going with original advisor explain that you were considering going to eht EAs advisor and that you need him to communicate well with the EA and then the advisor will probably pull out the stops and you will get the best of both worlds.
  • Check the advisors terms of business letter and Initial Disclosure Document which should show any fees payable etc.

    With regard to the advisor. If you are happy with what he has done for you why would you not use him?

    Most Estate Agency advisers will have a limited panel of lenders offered by their parent company.

    It sounds to me like the Estate Agency broker has sold you his services however if the Independant broker you already have is truly independant then I doubt the EA advisor will be able to offer anything better.

    I worked in corperate Estate Agency for 8 years as an advisor and a Financial Services manager so I speak from an experienced standpoint.
