Viewing Property - What to Ask?

I have seen a house that I'm interested in and have made an appointment to view it next week.
Whereas before when I've viewed a property I've had my husband with me to ask questions too, this time I will not (long story, not suited for this forum..:rolleyes: )
To give you some idea of the property - It is a 1950's 3 bed semi and it has been on the market since July, at £134k and is in need of some modernisation. It is a deceased estate. It has had a lot of interest and two offers have been made, although apparently these have both been rejected as they were too low.
It has been quite a few years since I last viewed a property, and I wondered what sort of questions I should be asking the Estate Agent? Can anyone give me any ideas what to ask?
If I asked the Estate Agent what were the offers that got rejected, would she tell me? You see, if I like the property, I want to get a gauge on what sort of offer I should be going in with.
Any advice would be welcomed.

If it's the EA showing you then they'll know nothing about the property.
Read the HIP.
Ask about the offers.
Don't base your offer on trying to beat theirs.
It's months since July so put a sensible offer in taking into account the amount of work.
Look at the walls outside to make sure they aren't bulging. Hows the roof etc? What's the neighbours house like?0
