Service charges for information from management companies

Hello!

I hope that this is something you may be able to advise me on. I am currently mid way through the sale of my home which is a Leasehold flat. As part of the sale, the buyers solicitors require answers to a list of standard enquiries. These enquiries need to be answered by the landlord and management company that own my flat.

A list of 29 questions were sent from my solicitors to the Landlords company "Estates & Managment". They charged a fee of £140 prior to responding to these questions. Their response answered just 7 of these questions.

Much of the rest of the questions they referred to the management company: "Johnson Cooper".

My solicitor therefore sent the remaining enquiries to Johnson Cooper. Having kept me waiting for 2 weeks, they've now advised that there is a fee of £250 + VAT (£293.75) before they will send out their "information pack".

Can you advise me if I have grounds for complaint over the disproportionate fee charged by both companies with respect to the amount of work involved in providing this information? If so how should I go about making this complaint?

    However, if you have someone who is trying to buy your flat, is it worth making a fuss at this point? Do you want to delay your sale any further?

    It's probably less than you have had to pay for your HIP.
  • Why can't YOU answer the questions?

    You are the leaseholder, you pay the service charges, you receive the bills from them and get their annual service charge report and accounts. Most of the answers if not all of them are in your head or in those documents.

    They can charge you an administrative fee. In recent leases the fee will often be detailed within the lease. What you've been asked to pay is pretty average although it would be more sensible to ask the managing agent over the freeholder where there is a managing agent.

    It would cost far more to query the charges than it would to just pay them, unfortunately.
