Sell or Rent House for Income

I am looking at moving to spain with the purchase of a mobile home.
I will need to esablish a regular income so I need to consider the best option for my property in UK.
I have around 70k equity in my house here and don;t know wether to rent out ( income around £400 per month less fees etc) or to sell and invest the money in a savings account.
What annual return could I expect if I was to sell and invest the 70K in a savings account?

70K in a high rate instant access savings account, for example at 6.55% gross, will generate £4585 gross interest (1 year before tax), or £3668 after tax (if you are a standard rate tax payer).
