£250 is a tiny amount compared to the financial mess that would happen if you pay silly money for a house right now.0

I think I'd be inclined to give him a piece of my mind about lying about the plot and next door, tell him that you know about the cheaper property and that you are furious and are considering your options of whether to demand your whole £500 back due to his duplicity and then put down the phone.
Let him have a think about it and see what he comes back with. (and I'd make myself unavailable for a few days as well)
I'd 100% be prepared to lose £250 over this........it's a lot cheaper than losing thousands!
Edited to say: If an identical property went for £230k last year, I'd be putting in an offer for £195k or less. They can stuff their carpets and white goods.......that's just garnished rubbish that you can shop around for.

I don't know where you are but unless it's London £250k for a 3 bed is a ridiculous price.

DW have a 2 bed new-build (although it looks like a semi) at £239,950

The lower priced property is not a plot - it was sold a year ago and the buyer has now (recently
) put it on the market .... or so it seems 
I've only posted this as I don't think that Thatchamlad should base any complaint on this property. He must focus on the value of the one he is buying and the one next door. I can't find any post that says the one down the road has recently been put on the market. I think the OP has found out that it sold for £230k a year ago and it's now the plot next door that is for sale.I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.0 -

I don't think it's clear. In the OP, he saidtheir is an identical property by his company sold a year ago for sale for £230k 50 yards down the road
I read that as ..... a house they sold last year is now back on the market at £230k
