we need an extra bedroom

We are just at the thinking stage yet well i am my husbands doesnt want to think of anything but we do need an extra room as our two daughters who are at present sharing getting older and acculamilating more & more junk .I could do with your advice .
We dont want to move & our house has no room for an extenstion also we dont have the money to extend .
We have two bathrooms one upstairs very small it has toilet ,sink & shower no room for a bath .
The bathroom downstairs is just off the hallway and has a toilet ,sink and bath . My idea is to turn this bathroom into another bedroom so it would be a bedroom down stairs ,the room is only quite small but big enough for a single bed and wardrobe .
Can anyone see any immediate problems with this has anyone else turned a room down stairs into a bedroom ? A problem for us would be we would lose the bath which we all love do you think not having a bath would cause problems if we ever did sell in the future ?
My husband does think this is all a bad idea not sure why maybe hes thinking it will de value the house as having two bathrooms did sell the house to us .

loft extentions are great.not cheat but ours saved us the hassel of a move and we got the space we wzntedonwards and upwards0

It sounds to me like your outgrowing the current house.
So if you can't extend outwards or up into the loft I would consider moving rather than sacrificing bathroom facilities and take advantage of the suspension of stamp duty on sales of under £175k (Thanks Mr Brown ...one of the government policies i actually approve (well partly - shame he didn't axe it for good though!))
For a 3 bedroom or more house i think most would expect to have a bath so may be harder to shift if you should later sell up. Also from experience of growing up with a sister, with two daughters i wouldn't even consider your idea (unless you like waiting for ages with your legs crossed to get bathroom time!)
Alternatively stick to what you've got, have a clear out and your daughters will have to put up, shut up ..or go find their own place when they are old enough!

I'd also suggest having a think about moving any non-loadbearing walls about to change the size and layout of some of the upstairs bedrooms. You may be able to make the downstairs bathroom the master one, and convert the upstairs bathroom to a bedroom, along with moving some of the walls about to create better sized rooms. Also, if you do this, don't completely rip out the fixtures in the old upstairs bathroom - just cut them back so that they are under floorboards, behind walls etc, so that if you (or whoever you eventually sell the house to) wants to convert it back into an upstairs bathroom it can be done so easily.0

Years ago we needed a 4th bedroom and couldn't afford to extend or convert the loft, so we converted the garage to a downstairs bedroom.
It worked a treat and stopped all the arguments between our sons!
Fast forward to July this year and the son who had the room as a bedroom became a mortgage payer and bought his first flat.:eek:
We spent time re decorating it etc and it has now become a 3rd reception room insteadIt is now a much needed study/home office.
Downstairs bedrooms work really well and are very versatile as your family grows up and its needs change.

We had a 33ft long kitchen/dining area, and we put up a dividing wall and new door, so we got an extra bedroom. The kitchen is still 22ft long. I don't see anything wrong with putting a bedroom downstairs. We moved into this house in June, and no-one's taken a bath yet - it's just gathering dust.
I agree about not ripping all the pipes out incase you wanted to sell at a later date, and put the bathroom back in.0
