Energy Performance Certificate

I was quite impressed, having just had an EPC done for a flat I'm letting. In particular, it showed typical savings of £74 a year just from cheap, simple measures (improve insulation on hot water cylinder, install a cylinder thermostat, and install low energy lightbulbs). Whereas double glazing saves only around £29 a year.
No reliance should be placed on the above! Absolutely none, do you hear?

    ...and you couldn't possibly have found any of that out without having an EPC done could you.......?;)

    Well, I'm much more impressed than before I had the EPC done. I had just assumed that double glazing would have a pay-back period that is less than 100 years.
    No reliance should be placed on the above! Absolutely none, do you hear?
  • Double glazing saves 29 quid a year ay??...beats me how they get these figures. Had all my single glazed windows dble glazed just over a year ago and believe me when I tell you that I have saved waaaay more than that in gas bills.

    My son and daughter-in-law have also just up graded their ancient dble glazing (old metal crittal type frames..) and have noticed the difference immediately. They have actually turned their heating off now, and it isn't anything to do with the weather (they live in Manchester)

    Whilst I realise that obviously, the size of the building naturally dictates the size of the projected saving, you would have to be living in a rabbit hutch to gain that little saving in heating costs from installing dble glazing. Check it out..and I'll bet you right now the difference between £29 and the true saving over a year.

    EPC's aren't worth the time or the paper they're written on. They are just another massive intereference from the faceless wonders in Europe trying to justify their existence by dreaming up these useless schemes.

    :T:T..and if I hear one more time that EPCs "will benefit the poorer sector of our community" line....... (it won't because they will be left with the lower-rated properties because the rental costs will have been increased for those properties with a higher rating, and those who can afford the higher rental will be using the money that they might have saved on heating costs to..er..pay that higher rent, so not much in the way of saving there either)

    If they measure whether there is DG etc then they'll have a system for saying you need to improve the epc by next year or you're getting fined.It'd sort some of these mean landlords out.

    And who do you think will end up paying more as the LL seeks to recover any of the costs incurred?

    How are these "mean" landlords paying fro the DG? By increasing the rent?

    If landlords are forced to improve properties, rents will go up, leaving those unable to afford higher rents in the hands of dodgy landlords.

    Renting out a decent, cheap property; complying with all legislation on gas, electrics, deposits etc is a legitimate line of business and keeps many of the less well off in decent stable homes. Focussing on one small concern, all in the name of climate change, will hurt the most vunerable people.

    If I was living on a limited budget, I would want a stable home on a long term let with reasonable rent from a caring landlord, whether my EPC gave the home an A or an E would not be my primary concern.
