    the lha rate depends on rooms - area etc
    so lha rate can be from £50 a week up wards
    you would need to look at other properties in area to get the market value .
    you do not draw up the ast at lha rate you draw it up at the rental rate

    ie.

    rent =£595
    LHA 2 room rate = 540 (135 *4 weeks)
    meanin the tenant has to fork out £55

    you still get £595


    or 595 rent
    lha=610
    you still get £595 tenant gets to keep £15 towards bills etc

    yes business are about making money but you will not find tenanats if your charging rediculous amounts for a property and the tenants cannot afford

    in my area the lha is about £400 for two bed places but rents are about 500-750 dependin on place

    so we still would have to fork out £195

    but the same being if you rent your house out at lha rate in my area then you would probably not make alot of money !

    so whilst i can see your point if you are generally wantin to run a business then you would need to do more research than just checkin the lha rate

    When renting out:

    1 - Where do you look/advertise for your DSS tenants?
    I speak to the housing department of the local council and they will refer potential tenants to me. Usually takes between a couple of days and a couple of weeks to get tenants

    2 - How do you check/reference them ? (persumably its a different process if its a professional tenant?)
    Not so easy but go on gut feeling, do they have parental support (most of my tenants are young mums), do they have a guarantor, why are they moving from their present address - that sort of thing

    3 - Do you find it straight forward to get the LHA rate (https://lha-direct.therentservice.go...hType=PostCode)
    Yes, no trouble at all for people who qualify for full LHA
