Advice required Please

we were due to view a house tomorrow which we were very interested & had already decided that we would put in an asking price offer all things well. The agent rang today to say the house was under offer & therefore the viewing was cancelled.

Someone has just mentioned to me that although the house is under offer we should still be able to view the property & any offers we feel inclined to make the agent is obliged to contact the vendor with.

Is this right? Also, does this change if an offer has already been accepted?

    It depends on how far the offer has gone. If the potential buyers offer has been accepted subject to contract and they have already paid surveyor and solicitor fees, for example, then it would be unfair for you to put an offer in at this point, even if it is a higher offer than theirs.

    I am guessing that this is the case, or the agent would have passed on your offer, after all, it is their job (and in their best interests) to get the highest possible amount for the sellers.

    Doesn't sound to me as though this is the case - the agent described it as under offer, not sold STC; besides if it was on the market yesterday, it's hardly going to be sold STC today.

    However, it's normal not to arrange any further viewings once the house is under offer. The agent is under no obligation to arrange further viewings unless s/he is instructed by the vendor to do so despite the offer.

    I really didn't want to be sneaky & go in with a higher offer because that's not the sort of person I am but I absolutely love the house - it's only been on the market since last week as well! Arranged a viewing as soon as it came on.

    We haven't actually made an offer for the agent to pass on, but have told them that if anything goes wrong with the sale then we would definitely be interested in making an offer.

    The offer must have been accepted between OP booking the viewing and today.

    Nothing has been sold until the papers have been signed, in the meanwhile I would assume it would only be fair that any further offers/viewings are declined.

    Unsure what you mean by rightmove history sorry? Hope you're right about them getting back to us within 2 weeks - I would be well chuffed with that!!!

    We're FTB's & not really sure of buying etiquette atm. We've been looking since January & although I know the general concensus is not to buy we feel the time is right for us.

    I think poppy means https://www.rightmove.co.uk/ - it lists most UK properties on the market, you can view the history (how long it's been on the market etc.) but you've already stated it's been on for 1 week, so it may not have even made it into the website yet!

    I use rightmove regular for viewing property details as all local agents post on there. I thought that maybe there was a useful function that I'd missed.

    rightmove history can be seen with property bee
    send the url and someone with it installed can have a look or you can instal it yourself. Search for it - "property bee"
    you need firefox though. But it's very useful.
