New Built Property- Snagging

need some advice
buying a new built from builders. Planning to complete by 30th Sept.
1,would like to know when is the best time to do the snagging.
2,Is it done before or after getting the keys (after completion)
3, is there a time limit for doing the snagging
4,anyone can suggest a good snagging company in the Northwest

You should be able to send the snaggers in now or at the latest next week.
Builder are more inclinded to sort thing out when you have the money. Some will try to put you off getting the place snagged, just press the issue.
Builders have to sort things out for the first 2 years.Lets get this straight. Say my house is worth £100K, it drops £20K and I complain but I should not complain when I actually pay £200K via a mortgage:rolleyes:0 -
Depending on the exact terms of the contract, you will typically be given 14 days notice that the property is finished and you need to complete. If it is a large developer, you will also usually receive an invite to contact the sales office/site foreman to arrange snagging during this period.
This allows for anything that needs attention to hopefully be rectified whilst the builder still has the keys and is not obstructed by all your belongings being in the property. In extreme cases, it also allows time for you to see the property is not complete and revert to your solicitor for advice, although such instances are now rare.
By doing the snagging list before you move in, and hopefully the builder rectifying any agreed issues before you pick up the keys, you'll be completely satisified with your new home.
Don't worry if you do later spot something that needs attention, or indeed something develops after you move in, as the builder is responsible for most things for the initial 2 years.
You don't need to pay anyone to do snagging - it is often done be the purchaser themselves - take a friend with you if you want some support and/or advice and don't allow the builder to bully you into not reporting anything you are not fully happy with."Now to trolling as a concept. ....
