making a new offer on house that fell through!

After the sale of my property fell through 6 months ago, i lost the chance to buy a house that i really like. I am now in a position to buy this property as it is still for sale. However it is not worth what it was 6 months ago, what would be best to do ? offer 10% less than i agreed before ? or just wait ? the sellers were not very easy to deal with when i offered before. Thanks to all for any help given

    Have you sold your place yet? Actually sold, or stc? If you can actually proceed, then any seller would be daft to be rude to you, especially a seller who has been trying to sell for the last 6 months or more. Oh sorry, you need to offer based on what the place is worth now, in the current market, not based on what you agreed to pay 6 months ago.

    At least 20% off what you offered 6 months ago, there is a long way to go yet for price falls

    My advice would be to stay with your cousin as long as possible. I think there's a couple of years of falling prices still to come, but who knows?

    The longer you wait, the less you'll pay and the better house you'll get for your money.

    Look at the market. One of the worlds biggest banks went bankrupt today... you think that condusive to the stabilisation of falling house prices?
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    Ah, so now you are a much better buyer prospect. Is there any sign of the house you were looking at going for less now? Does the asking price undercut your original offer?

    Had leaflets distributed in the Stalinallee Stating that the people
    Had forfeited the confidence of the government And could win it back only
    By redoubled efforts. Would it not be easier In that case for the government
    To dissolve the people
    And elect another?
  • no signs that the house will come down in price, i did make some enquires with the agent but i was told the sellers are very difficult to deal with - so i found.
    I will wait and see how they feel about snapping my hand off in 6 months time:j
