Landlord problems questions

The so called letter they were supposed to be sending on Thursday still hasn't arrived tonight, so I am sending the letter tomorrow with all the above suggestions of what they have failed to do on.
Also...tonight I realised we could look at our deposit on the DPS website with our ID number and had a look to see if it had any other info to include. I noticed that the status of our deposit was disputed...?! So that means the landlord has done that, but not bothered to contact us with what they have disputed?0 -
Are they just making up the rules as they go along?
A statutory periodic tenancy would not follow unless the tenant stayed beyond the end of the fixed term...
From their blurb:Why is using Alternative Dispute Resolution better than sending disputes to court? .......Deposit disputes need to be resolved quickly and cheaply. .......... Going to court takes time and can be expensive and stressful.....This adjudication process is based on an expert assessment of documentary evidenceand, of course, if both parties agree to go for adjudication you have to agree to be bound by their decision - no recourse to the courts.
(my own highlighting)
Anyone know who the adjudicators/ICEs are?0 -
Did they or the LL register the deposit with the DPS? You can check this online now.
Out of interest, how do you do this? I've been on the website and you can only log in if you have a reference number.
I've yet to be given any information by my landlord (tenancy started 30th May) and while I'm waiting for the latest non-response to a letter, I'm interested if I can find out whether he just hasn't sent the required details or hasn't protected the deposit at all.0 -

Do save a copy of the response email or ask them to confirm in writing if you are checking by phone, so that you have a record of the date on which the check was made.0 -

I can think of several answers, but with the filters they all come up as !!!!! !!!! !!!!!!!!!0 -
WELL!
A letter was sent to the estate agent saying we want the deposit back within seven working days. My letter was great (lol) I even quoted from the Housing Act and from ARLA's code of conduct. I state dates that everything happened on and how they were failing to abide by the law and codes of conduct.
On the 7th day the estate agent left a voicemail to say the landlord has allowed for the deposit to be released - no apologies I must add!
It is now currently being transfered into our bank account. The full amount.
I also recieved written confirmation as requested. Again with no apology...!
Hopefully everyone who is having a similar problem will fight for their deposit back like we have done and not back down
Thank you so much for all your advice on here.0
