Should I have an Environmental Search done?

The house we're buying is a 38 year old 4 bed detached house on the edge of a village green in Derbyshire. There is only one neighbouring property similar to it, the others are all period properties with largish grounds.

We've checked on the Environment Agency website and know the distance to the nearest flood plains and is not at rick of flooding.

Should I get one done or not? We're being quoted £204.50 by our solicitor.

    mining searches is sep and only about 30 quid.


    Do you know what every bit of empty land is/was in the surrounding area?

    Mineworks, certainly coal mining, follow the seam. Consequently the coal face could be several miles from the actual pithead meaning that there could be plenty old tunnels under buildings far older that the mine itself and far away from the pithead. If you are in that kind of area.

    Ask the EA or your solicitor as they would probably to know if this is relevant to you.

    If you're having a mortgage it's up to them to decide whether you need them or not.

    If not, then it's your money so you take your chances.
    If a neighbouring house has sold recently then it's a good indicator nowt came up.
