advice re budgeting for work on new flat

hi there have a question that must have million answers but will try anyway...
we are first time buyers and found a flat we like but it will require some work to be done on it to bring it up to date...
the main things it will required are a new boiler (according to the owner it has a baxi boiler inside the chimney...) and a new bathroom...
what we are in need of is an idea of how much we should budget for these before putting an offer (tried some boiler fitters in the area but they would not comment without seeing the property which is not possible at the moment)... does anyone have an idea of what we should budget for??? we are talking about replacing the boiler in the same place and fitting a standard bathroom suite - nothing fancy...

A bathroom suite you should IMO budget £5,000 for, although I am no expert (I am going by what my parents' bathroom cost and watching shows like Colin and Justin's How Not To Decorate (a top show BTW))!

No idea on the boiler.
OMG for a bathroom. I re-did mine before I moved last september and I paid someone to do it for me. And including paying them there time the tiles etc. It came in at about £1000. We bought the suite from Travis perkins as we need a smaller than normal bath and the suite cost about £199 and it was delivered for that price to. And personally I hate the budget ones from the DIY sheds with the shells on etc. And they are arcylic and I hate them prefer steel bath. Which what we got for that money.
For the boiler you don't say how many radiators you are running or if you want new ones etc.
We have 3 bed house and had a new condensing combi boiler and 7 rads put in for £4100. I was told that the boiler itself was approx £1K in cost. And that was for a worcester one. Plus you will need fitting and removal of old boiler etc etc. So Personally I would say about £2K to be on the safe side.

Maybe. I know I would expect to pay about £3-£5k for a kitchen as they are major jobs and cost.
But also it depends on the finishing touches like tiles. The guy who did my bathroom was offered a bathroom job where each wall tile was about £75 :eek: he turned it down for obvious reasons.

I'd guess the boiler could be £12-1500, lots of variations on models & output.Bosch Worcester, 2year warranty, seems a well liked model - go for the higher output, for a few £$£$ more.
But if the boiler is on it's way out, best allow for other heating & plumbing upgrades/problems - so perhaps £3000. That was what Grandmas 2bed flat cost to do a year ago.
The bathroom, DON'T choose the cheapest, 'it'll do for now option', go for a mid range option, from Focus (they've got taps n stuff INCLUDED in price) Homebase (on 10% discount day) or B&Q (again on discount days). Also look into the more customer friendly builders merchants, but check for VAT inclusive prices - else you'll be looking 17 1/2% price difference!!
You could buy a £149 suite, get it fitted & tiled for another £250, but thats what it'll look like!! So £2000 is a bit more like it.
