Asking prices around me seem to still be the same, cant see a drop at all, some of them havent sold since peak and havent reduced either, others that have sold quickly are still at peak asking price too, although offers are lower than they would have been in a lot of cases.

  • I have seen a house that would have been 200k last year, go on the market for offers over 129k. It sold straight away, so don't know yet what it sold for yet.
RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

Maybe your area is one of the places everyone wants to live. Falls are on average after all. Some areas still have the best location so demand preimum prices. Houses that fall near the best schooling areas were and will no doubt still be places people pay over the odds for.

On Saturday I went to an open house for a five bed house in Deepcut, Camberley. It is for sale at £350k but was initially purchased as a new build in September '02 for £423,855 and sold in September '06 for £428,750

Are fallsabout 10% from peak, I know more in some areas than others but overall?

    Who knows?

The banks are lending at their lowest level since god knows when, so there is no demand. Hence, people who need to sell will take an appropriate amount depending on how desperate they are and what they can afford to take.

I don't think you can compare the situation with anything in recent years, and as such I don't think anyone can say 'oh yeah, we're back to 200x or 199x in terms of pricing'.

    It's an unprecedented situation.
