If you offered me that low and tried to shaft the EA I would assume you could not be trusted.
And people claim agents are sleazy.Been away for a while.0 -
What's the point of trying to avoid the estate agent? It's the seller that pays the estate agent fees not the buyer.
If I was selling at the moment, I would be playing safe and doing everything above board. I'd be looking to my agent to really help the process - make sure the finance/chain is in place, helping ensure that offer turned into an actual sale. I would be very wary of unvetted purchasers approaching me - times are too tough to play silly !!!!!!s.0 -
There is no chain and therefore imho estate agents are not necessary. i can see the point of them when there is a chain but when there isnt i dont think there is much point. They can do nothing that solicitor cannot do really and you are paying them so...... also the point re the agents fees is yes i appreciate i would not be paying them but the seller obviously would and therefore this is a negotiation point!

OP - how did you become aware that the property was for sale?
While I hold no brief for EAs, I have even less time for crooked little so-and-sos who encourage others to lie and defraud.0 -

As an EA I really hope our paths never cross - as I have already said you are no better (you are worse) than the EA's you pour scorn over. This is MSE - Money Savings which means saving money not trying to evade payments, where due, or to encourage others (the seller).
A negotaition point - well I hope the sellers EA is experienced enough to send you off with a 'flea in your ear'.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -
Chickmug you dont seem to be getting the point!! The EA will not give me a flea in my ear because i will not be dealing with them! Thanks for the lesson in what money saving means, its not a complex idea, i understand it!!!!!
Agents obv have sign up outside property and its advertised but thats not how i originally became aware property was for sale and therefore if i do decide to put offer in and it gets accepted i dont see why agents should get paid for that as they did nothing for that transaction. thats all.0 -
Possibly chickmug is being optimistic that the EA would get an opportunity to put a flea in your ear. But as vendor, if I employed an agent and had a sign outside my house, and you came along, I would point you towards the agents office, because one of the things I employ an agent for is to filter out chancers and timewasters. If you went past an agent's sign, I would particularly want the agent to give your credentials a looking over, and if you got past them, I would still be suspicious of you purely for not going to the agent in the first place. When I last sold, I knocked back one offer purely because the viewer had come along unannounced after his first viewing - we were just suspicious of what we would end up being led through by this character [oh yes, he did say 'I is a businessman']. Now, you might be lucky and find a vendor who will say 'I also is a businessman'.....Chickmug you dont seem to be getting the point!! Your OP said you wanted advice on how to get seller to sell, without paying EA's fees, then you could use that to negotiate a lower price. Have I got this point right?
Now you are saying the EA's board and ads were not the reason you knew it was for sale - perhaps you could let us know how you knew it was for sale. Then I can comment further if I feel there is a valid case for you suggesting to the seller he could save on fees. But would the seller do that as Incisor says some on here feel the EA may be able to perform a useful service.
In all my years I have come across the 'wheeler dealers' many times but they are mostly tarred with the same brush. All mouth at the outset, charm the sellers and then a few weeks later pull out or we find they can't get the money.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Check out its 1998 value...........or 2000 if you must pay more than it will be worth in five years time ........... & then proceed with that, & the coming financial meltdown, in mind0
