Changing EA... but which one??

    Halifax coming to value Monday, Pygott & Crone coming Tuesday. I'll listen to them both but I've made my mind up to go with the latter.

    We live in a 'dead end' end of a long terraced street so we don't get much 'passing trade'. 5 months on the market with the old EA with only a handfull of viewers doesn't seem right but let's see how the change affects things. Thanks for all your replies.

    Pulled from old EA Friday...
    Halifax came to give valuation Monday...
    Whilst Halifax was here old EA rang with viewers...
    Viewers came Monday evening - an investment buyer...
    Tuesday lunch Pygott & Crone came - signed up with them - on the market for £72,500...
    Tues 2pm Pygott & Crone 'sale board' errected...
    Tuesday 3pm offer from viewer! Of £57,000!!!!! I laughed!

    No wonder they say that moving house is one of the most stressfull things to do!

    I hope you don't mind me adding my tuppence worth but since February this yer I have been 'trying' to buy a property (am on the 3rd one now!) and since I've seen things from the buyers point of view there are several EA's that I will never be using when I next sell up and move!

    I wouldn't laugh. Valuations are just guess work.

    It depends on what the market is like in your area.

    I doubt your location is an issue. Most buyers use the net anyway. And buying on a busy main road would be bottom of my list.

    Your "dead end" location would be a plus in my book.

    I'd say putting a new property on at the dead end of November isn't a great idea, but who knows? I'm a prospective FTBer and my issue is that there seems to be very little around at the moment. I receive one new instruction a week, if I'm "lucky", and these tend to be overpriced or total dross.

    I suspect most people are waiting till February.

    I had to chuckle to myself over this meanmachine...

    The house was bought by my ex-husband in around about 1977 for (I think) about £7,000. Mortgage paid off 1997. I was awarded it in the divorce settlement in 2001.


    Update: Old EA says the buyer will up the offer but as yet no new offer has been given. Rung Pygott & Crone to keep them up-to-date with the situation and they are holding off marketing my house until I call them back.

    It gets worse... old EA sent round yet another viewer today! and it's now 7 days since we withdrew from them!!

    The viewer only picked up the bochure from them yesterday. I'm wondering why the EA is still marketing our house.

    I don't think she was all that interested in it... she was talking of replacing the PVC windows with wooden ones and demolishing the garage! She hasn't viewed any other properties and there are quite a few terraced houses around here.

    Well just have to see.

    It's now 9 days after withdrawing from old EA and my house is still on their website!

    I might get a friend to ring them asking what property they have in my area and see if they mention ours. If they tell her about my house I might take the phone off her and talk to the EA myself and tell them to stop marketing it now.

    Incidently, the viewer that came on Friday was rather odd...
    She lives in a cottage in a 'posh' village called Tealby...

    She said the reason for moving into town was that her and her husband work here in town and they spend £200 a month fuel costs...

    When mentioning the local school was a 5 minute walk away (I work there) she said her son would continue at Tealby school???? Hmmm... there's no school bus from Grimsby to Tealby village school!! He must be using Harry Potter's broomstick! It'll save cost in fuel!

    My house has my new EA's board outside, I have OK'd the marketing brochure and, as far as I'm concerned, I am now up for sale with Pygott & Crone.

  • I think you're overanalysing everything.

    Buyers don't want to tell you everything about their life - why should they? For all you know, this woman might have split for her partner, is having an affair, doesn't have kids, or is secretly a man.

    As in all things, it's the quiet ones who are serious buyers. The ones who chatter are just covering up for their guilt about not really being serious.

    A typical buyer might view dozens of properties. Very quickly you learn to trot out the same old questions and give the same old answers.
