Scottish Property Managers

Hello,

I currently own a flat in Glasgow which is managed by a factor. We have a Residents' Assocation which liases with the factor to get works done and ensure our homes are looked after.

Anyway for the last two years I've been resident and for the four years the flat's been in existence the factors haven't being their job. We've complained numerous times to them and don't seem to be getting anywhere.

Our last approach is to issue an ultimatum then look at the possibility of appointing a new factor. Our Deed of Conditions states we only need a quorom of 14 flats of which the majority is enough to get rid of the current factor and employ a new one. I'm aware our biggest hurdle would be payment of whatever arrears by all owners.

My reason for the post is to get views of people who've tried this and also to find out how difficult is it to get your factor to do the work they're paid for!

Any comments welcome and advice too! We love our homes and don't want to see it ruined because of factor's incompetence. There's already damp and mould in one of the stairwells and vandalism to property because secure entry systems weren't fixed in a timely fashion.
