to your still current LL, & file the court papers, I have a few questions .....
Do you have an inventory?
Did you sign it?
Have you called the 3 deposit schemes to see if your deposit is held with any of them?

Hi, option 3 if poss!! I spoke to him today, and for now, my worries about him are on the abck burner, as something more concerning is coming to light..........
My potential new landlord has been conducting "cahracter references" To each of those, he has asked how I am with finances, how I afford things, personal things about my money, evevn saying to 1 that he did not think I could afford the rent.:eek:
This is not the case, but I can forsee a problem here.
For the record, he is not conducting a credit check, nor has he asked my employer or I what I earn, only how many hours I work.
He knows nothing of child maintenacnce paymetns tax credits, as he didn't ask me how I would afford it, only the people I gave as referees!!
I have tried to call him, but as yet no reply.

Not quite sure what to say to that. It's certainly an unorthodox way of conducting references.
As for your soon to be ex-LL - now he's been in touch, can you arrange a pre-outgoing inventory visit? Then he can point out to you anything he thinks needs doing & give you a chance to put it right. Also, if you talk to him face to face about how & when he will return your deposit. Then - have a look at your inventory, return items to where they were at the start of the tenancy, replace dead lightbulbs, change the cooker hood filter, clean the oven & the windows, clean the bits that don't normally get cleaned (like under the sofa & behind the wardrobe), hire a rug doctor for the carpets & take the rubbish away. Once you are done, take photos of everything.
I'd also write to him recorded delivery (& keep a copy & the slip!) a week before you are due to move. Say you look forward to the prompt return of your deposit, particularly in light of the fact that he did not comply with his legal TDS obligations
However you choose to phrase this, it should encourage him. 0
