Are building regs required?

My understanding is a conservatory is an extension no matter what the intended use. It can be built under permitted development size permitting, unless this has been removed and therefore PP is required.

Building Regs are required for heating extended into the conservatory and for the original doors to be removed makig it open to the rest of the house.

Any new doorway from the original house is also subject to building regs.

No need for fire doors at all seeing as the conservatory is an exempt building. The only way the conservatory can be heated is by way of a separate heating circuit, if it isn't is isn't a conservatory and is instead a substantially glazed extension. If the doors are removed then again it is a substantially glazed extension and the full statutory inspections would have to be made including foundations, DPC and DPM. hint here is do not remove the doors!! If you wish to then realise you should do it at the outset of the build of the extension, as then you can ensure everything else is ok like foundations etc. Also realise you will have to prove it most likely through a SAP calculation. The only way that you can prove the building is better thermally after than before would be to also to some other work, like insulating your roof, replacing single glazing elsewhere as part of the project. Don't be fooled into thinking you can make these changes subsequent to the conservatory build without substantial retrospective work.
