European Capital of Culture housing market boosted

House prices in Liverpool have risen by 76 per cent since it became European Capital of Culture in June 2003, new figures reveal.

Some 86 per cent of Liverpool post codes have seen their value of properties increase by more than the English national average, according to figures from Halifax.

Martin Ellis, chief economist at the lender, said: "Prices have been boosted by the regeneration in Liverpool's infrastructure in preparation for this year's festivities.

"Additionally, the demand for good quality, affordable housing has remained high due to Liverpool's close proximity to key towns and cities."

Houses in the L5 post code have recorded the highest levels of growth, rising from an average price of £24,142 in June 2003 to £76,403 in 2008.

The ten areas that have seen the strongest house price growth all have an average value of less than £120,000.

Average house price growth for England stands at 50 per cent over the same period.

    I've just checked nethouseprices.com

    A house on my street rose 85% from the sale valu in Feb 2004 to when it sold July 07... and that's typical of the rest of the street. No doubt they are falling in value now.

    What are they trying to prove? That Liverpool is immune to what goes on in the rest of the world?

    liverpool is going to be carnage...already 50% off beatham towers flats ie paid 250 going to auction at 110k but no bidders..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Incidentally the Mackintosh house is up for £1.75 million.....I wonder what it will sell for ? any predictions Ian ?. I would put the rightmove link but have no idea how to do that !!! A x

    I recon they'll get the asking price as this sort of property just doesn't come up for sale around here often. May have to wait 5 years for a buyer though!

    I know of areas around here that have doubled or even trebled in value in that time. Mainly the very low value areas which were the last to see rises when the prices in the better areas had already gone up. The prices just caught up with the surrounding areas.
