Buying a house, is there any benefit to having my name on the deeds?

My husband and I currently rent, but are looking at buying a property.

How do the deeds and mortgage work - is there any benefit to me being named?

I won't be contributing financially, either to the mortgage, deposit or upkeep.

If we were to split, I wouldn't want a share of the house.

My only concern is bevereavement - as his wife (no kids) would I inherit the house if its solely in his name?

Is there any benefit or drawback to being named?

    If you're buying with a mortgage, the lender will usually require a joint application where husband and wife will be joint occupiers and thus deeds will be in both names.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    If you buy a house in joint names with a mortgage and the payments are not kept up to date the lender can chase you both for the money. If the house is in your husbands sole name the lender will make you sign a form to say you will go if the mortgage is not paid and the lender wants to take possession but you would not be liable for the mortgage debt.
    If you buy in joint names and hold as 'joint tenants' as most people do if your husband dies the house will automatically pass to you with no paperwork needed. If its in his sole name you will need to get a grant of probate/ letters of administration to get the house transferred to you - always assuming he left it to you in his will.If no will and he has children you may have problems Suggest you instruct a good conveyancing lawyer and discuss your exact personal circumstances before making a final decision but on balance its usually best for married couples to buy in joint names unless there are tax benefits to do otherwise.
