    The loft hatch, garden etc. have already been discussed in a similar post by the OP here.

    TBH, other than the garden, which it sounds like it should have had the grass cut before they moved out, everything else sounds like wear and tear.

    I expect that is why it hasn't been cut - it's been raining most days for weeks.
    I wouldn't charge them to cut the grass - It's not their fault the weather has been so wet making it impossible to make a good attempt at it.

    Disconnect and remove hob. Cut hole for new hob in new worktop, refit and re-connect hob - 0.5 hours labour - £8

    Disconnect and remove sink. Cut hole for new sink in new worktop, refit and re-connect sink - 2 hours labour - 36 pounds

    38mm thick worktop, 3m long, £14.07 per linear metre - material costs £42.21
    Fitting worktop - 1.1 hours - £18.11

    Two corner joints in worktop - material - £5.92, labour 0.4 hours - £6.40

    Total £116.64

    Profit on materials - 30% = £14.44
    Profit on labour - 35% - £23.98

    Total price - £155.06
    VAT at 17.5% - £27.14

    Total price including VAT - £182.20

    Imp's fee for doing your work to help you run your business - £50

    Loft hatch - 18mm block board - £25.49, 2 hours labour - £32.00

    It depends on the work surface. For example, I was helping my mother cook for 35 people this weekend, and her work surfaces are all granite, so you can put anything on there and it doesn't burn!

    3 spots the size of a 20p each sounds like no big deal to me. Can't possibly see how it would cost hundreds of pounds. Can't it be fixed rather than replaced?

    My guideline for whether a repair would count as wear and tear or damage is whether an insurance policy that included accidental damage would pay out. If the insurance company would say, its wear and tear then thats what it is, and knowing how hard it is to get claims agreed, that seems a fair test.

    For damage of a work top they would pay out. My friend has a 10 year old worktop and burnt a hole in the surface, insurance are paying to replace the section damaged.

  • With regards to the grass....you state that the weather has been bad, this is probably the reason why your tenants didn't cut it as it wasn't possible too.

    The desk...they put it back together, has it been broken? If not, then they've not really ruined it.

    Kitchen...as others said, if it's huge damage then shouldn't be so much since it damaged so easily.
