Problem with a leak after rainfall

I have a longstanding problem, with water leaking into a room after it rains.

The problem was initially located in the corner of the room, where the ceiling meets a wall, and where the roof ends (it's a multiple layered victorian house)

I've had the roofing company out, who slapped on some cement, and said they could see a hole. following good weather, de-humidifiers etc, it didn't resolve it.

I've had a quote for re-pointing the outside wall, but the builder didn't fill me with any confidence that it would resolve anything, so I've held off.

To add complexity, it's also where the roof meets a chimney, and the chimney pots are open topped. My question is could the two open chimney pots be taking the water in and it's finding it's way in?

Also, on the top floor, a separate outside wall and chimney stack, the bedroom also has water stains after heavy rain (brownish if that means anything) coming through. The two I think must be linked.

I'm now thinking I need a professional surveyor(although there must be a fair few victorian houses that suffer from the same thing) or someone similar to give me an idea, before I actually commit my money to this?

  • The Chimney stack could be the source of the problem. Try to check the chimney pointing and joints where it meets your roof. Flats wall of chimney collect water, water runs down, finds gap(s) in pointing or flashing, enter house and run down until they fall on the ceiling below (in this case the corner of your bedroom). Get this fixed and you should be ok....(i had the same problem )

    I've had a look and the flashing seems to be sound, Did you get a builder in to start the process?

    If the chimney has been blocked in at the bottom the water that enters the chimney pots will soak into the wall over time, if the flue is not in use either fill the pots in with sand and cement, put a top hat on it to keep rain out or if its an old chimney on the corner of the house consider having it taken down to below roof level and the roof extended over it, this does away with flashing problems and all sorts.
    Mine needed a new fan so that must be whats wrong with yours:D
