As an EA this does crop up now and again. The last time, for me, was earlier this year. When we confirm a 'sale agreed' to the buyer, seller and the two solicitors we issue a Memorandum of Sale outlining every parties names addresses, telephone numbers and email details. I believe in this open 'cards on the table' relationship to create the right atmosphere of trust.
Earlier in the year the buyer wouldn't even tell me the details of the parties buying but admitting it was in two couples names. On the approval of the seller I made it clear, without full information, the sale would not proceed.
The buyer even tried to suggest that if their solicitor confirmed it was all above board that should be OK which I felt it was still not acceptable. In the end they very reluctantly divulged all the names but the 'cloak and daggers' went on for several weeks with other issues. In the end the seller got fed up and instructed me to ditch them but knowing we had an alternative buyer lined up who went through a dream and was in within two months.
Now that surprises me because, as an Estate Agent, you have absolutely fark all to do with the legalities. I am shocked that either solicitor or client even listened to you. Sorry if I am wrong, but you sound terribly important, but are actually not.0 -
I do not mean that nastily by the way. But once solicitors are instructed, you are nothing to do with the sale any more really.0

What you can do is get somebody else to agree the purchase and exchange contracts. Then, just before completion, you take over the buyer's side of the contract. It needs to be done carefully, so that the contract is transferable, but I see no reason why a good lawyer can't get this done for you.
