Renting a place, not cleaned

Is there any way to force a landlord into cleaning a property that was left dirty by previous tenants?

    so he is still requiered to clean it before you enter the property otherwise you are well in your rights to leave it a mess when you leave

    but you better make sure you dont get charged

    if he has taken money to clean a property out of a deposit then he should clean it

    The contract does say the property has to be left the way it was received, but would like it cleaned rather than leave it a mess. Is there any argument that could be put to them to force them to clean it?

    Just arrange for the LL to come to the property and say " I'm sure you're not aware of the state that your previous tenants have left the place in, but can you sort it out please as it isn't acceptable"

    Obviously if he then gets a cleaner in you will have to do the same at the end of your tenancy. Either way, make sure you take photos and sign an inventory detailing any specific areas of concern.

    Absolutely, go with TBS on this. I just want to emphasise, if the landlord does not clean the property then you need to ensure the state of cleanliness (in all it's gory detail) is noted in the inventory/schedule of condition. You don't want to get to the end of the tenancy where the landlord tries to deduct for cleaning. I would say cleaning is probably one of the most contentious issues between landlord and tenant and probably the most subjective of all. Be sure to make a detailed note with as close up photos as you can get of the condition of the property and what you have had to clean and send it to your landlord in writing as an addition to any inventory keeping a copy for yourself( and proof of posting). If the landlord is not prepared to clean then ask them to sign as agreement if possible.
  • And remember to put a copy of today's newspaper in each photo for date confirmation.
