Private Renting From Housing Company...

Apologies if this is an existing thread in here.

I am currently renting privately from a company called 'liveSmart@home', based in the NE of England.

They supplied me with 'white goods' (cooker, fridge, washer etc) to take the strain from buying when I started renting, as I had no cash hardly available.

So the washing machine they supplied me with goes up the wall 5 days ago. Phoned them up every day to come and get it sorted etc, etc. I was told they would be coming out today (thursday 4/9/08) and it would be repaired. Waited til lunchtime today and thought I would phone the company to see if they could give me timescales as to when they would come out.

Conveniently for them, the office I rang was closed for the day. So I contacted the out of hours number to see if I could get any joy from them, who were a litttle more helpful, but then told me the contractors they use would not fix washing machines.

I have just paid my months rent and I feel they are just ignoring me.

This is not the first time this has happened as well. The house I am renting is a complete s**thole and everything was falling to bits. I have had so many repairs done, its unbeliveable.

Eventually I am now coming to my point, LOL....

Am I entitled to hold rent back until every single repair (which is not down to me) is done on this house? And these are faults I identified when I took possesion of the property. My personal circumstances meant I had to move in ASAP, way back in December 2007.

'liveSmart' are not a member of any ombudsman scheme or professional body so who do I complain to or how can I go about getting reimbursed for this inconvenience. My youngest wet the bed the other night and I am finding it hard to do handwashing, especially as I am arthritc in the spine.

Any pointers would be massively appreicated.

  • Oh, just related to this as well. Just thought I would give you a typical scenario of their repars service. I have had a major crack in the side of my bath panel from the day I moved in. I did point it out at the time, back in December 2007. It leaked water into the floorboards in my bathroom about 6 weeks ago which subsequently leaked water between the upsatirs floor and and downstairs ceiling. The result was water getting into the downstairs smoke alarm. The repair... replace the smoke alarm...

    Class service isn't it??? LOL!!!

    1. Wait and see if they come and fix or replace the washing machine today as they have said.

    2. You state they have done plenty of repairs so they clearly are taking their responsibililties seriously.

    3. Have you written to your LL identifying the list of repairs that you want fixed? If not: do so.

    4. Unless the property is uninhabitable then there is no reimbursement for the "inconvenience" or repairs.

    5. You are a long way from being able to withhold rent (in fact T can never withhold rent for inconvenience and can only deduct repairs from rent after giving the LL plenty of opportunity and written notice.) so don't do it.

    6. If you really hate the house - move!

    EDIT: OK I posted before you wrote your second post. I agree they sound like muppet cheapskates. As I have said, have you provided them with a written list of repairs?
  • Thaks for that, yes, I have supplied the company with a list of repairs and wrote to them. Not a week goes by without having to phone them about something. Thing is, my house is next to my daughters school and I mean on the doorstep so it is really convenient for me and my access rights etc... and I quite like the place where I lave, the people and the neighbours. The house is not that bad, just the people who run the company, lol, as you say are muppets. hahaha!! Also, the cost of moving and forking out for another deposit etc is a lot of cash to raise for me. To go council housing, would mean that I have to declare myself as homeless for 3 months. I tried this one when I was living with my parents, but the local council di not want to know.

    But all that aside, I am well grateful for your reply. You have given me steer on this issue!!
