House Renting Help

Hi i was wondering if anybody could help me. I have just viewed a property to rent that i am very interested in. We are a low income family with a couple of bad credits in our old houses,these are over 4 years old but was worried that these might be seen as the landlords want to do a ctredit check on us before we move in and want a £100 non refundable admin fee. This is alot of money to us to just throw away if we dont pass the checks.Does anybody know what checks they do and weather they would ignore small bad credit?

  • They will almost certainly do a credit check. The importance they place on "a couple of bad credits" varies and it depends on the nature of the "bad credits"

    Are they CCJs? Late payments? Something else?

    Personally I would tell them what 'bad credits' you have and ask if that will effect you being given a tenancy. We had an agent who openly told us if we would/would not pass a credit check.

    You could get a copy of your credit report free, ask them which reference agency they use first. Then you will be able to see what is and isn't listed.

    Credit checks don't cost £100 to make (prices around £15 are quoted precisely on these forums somewhere).
    I was in a similar situation last month: the estate agent told me there was a £200 credit check fee. I was afraid they were just taking £200 from every applicant and just pick one at the end. But after questioning, it appeared that it was non-refundable ONLY if we get the flat.
    ... and after more questioning it appeared that there was no credit check at all anyway, just £200 admin fees :-/
