Benefits - Re Housing

I dont know if I am in the right area for help, but I wonder if anyone out there can help? I feel a bit strange asking these questions - but dont know where to go for answers. Daughter is buying a house with a mortgage, has had it for about 2 years, rents it out and therefore covers the morrgage - does it all legally - lives in accom which goes with her job - but is now pregnant - will have to leave her job eventally - and wants to live in her little house - but cannot afford the mortgage ( youth of today - I am horrified)- if she cannot afford the mortgage - and cannot stay in the accom which goes with her job - does not want to move back in with us .... not that that would be a viable option - is there anything that she can claim to help her? (I feel dreadful asking this .... but I am so worried ....) She works hard, does not earn much, and desp wants this baby. Father of child prob not on scene ...... so no help there ....)Many thanks for any help at all - even where to go for more answers ......

    I'm no expert and I'm sure others will be able to advise more, but your daughter will get Child Tax Credit, Child benefit, maternity pay. She may (depending on savings) qualify for housing benefit on the mortgage interest (after 13 weeks of unemployment I think) and possibly income support/council tax benefit.

    She can claim mortgage interest quicker and easier if she 'moves' in with partner and he abandons her.... otherwise it's 26 weeks and she'll have to be there it may be in their interest if this happens.
    With an asset and a property especially with equity she'll be low on social housing priority.

    Could she sell the rental? Rent something she can afford.

    Why does she have to leave the job - she'll get childcare help.... can you offer some free childcare?

    Lodger? Another single mum?

    Hi Barnaby bear - thank you for your help. I was afraid of this. No she cannot stay in her job - she is getting maternity leave - but she is a housekeeper and someone esle will have to be employed and will live in the accom. She bought this little house 2 years ago - with savings from her job and help from me. I did wonder about this equity thing - as I said - I was afriad of this ..... No I cannot offer childcare - she lives 2 hours away from me ..... and I work part time ..... I think the 'partner' does not want to know now ..... I feel so angry! She seems 'cool' and tells me not to worry .... but I need to speak to someone somewhere dont I?? Thank you for taking time to reply.

    Milliebear - thank you also for replying - she does have savings - she is very frugal .... and now I am afraid because of the savings and the equity she has in this blinking house - she will not be able to claim anything or live anywhere ... I feel at my wits end - not that she does .... yet .... but thank you anyway. I am going to have to ring somone somewhere without giving my details !! Thank you.

    One option would be to continue to rent out the house and rent somewhere cheaper for herself.

  • Hi Silvercar, yes I had thought of that too, but where does she get the money from to do that??? Where do you think I need to 'go' to to find out this info? DHSS? I know that she will get maternity money .... but because she has these savings - aabout 15K and equity in the house - about half (prob much less now!! - house cost her about 175K 2 years ago .....I wonder if she will have to use her savings to pay for rent. I cannot see the government paying for her can you? She has worked hard, menial job, not bought much and saved and now she might have been better to have spent the lot in order to get some help!! I cannot believe I am saying alll this - it feel so wrong - but she is my daughter and we cannot afford to give her any more money. So .... thank you anyway.
  • Ah Barnaby bear - see what you mean now ... another lodger .... trouble is the house is tiny - 2 bedrooms ..... one room downstairs and a kitchen and bathroom .... oh dear ... I feel terrible ... worried .... am going to have a glass of something alcoholic I think!!!! I am going to ' feed back' without saying how I have got this info back to daughter ....and at least make her start thinking! She tells me not to worry!!!!!
