    I assume that the problem with free sites is that because their budget is low they can only supply data that is slightly outdated because the cost of live data feeds would be too expensive.

    For an exact price either go to the Land Registry website for their free average priced data for your postcode, pay £4 per property and get an actual report on the properties you mentioned that you are sure sold recently. I personally use Hometrack Reports they are up to date and used by surveyors and mortgage companies. You can see some free info on the site and get a personalised report for £20.

    Negotiation is the best way to get a discount on the house you mentioned and this information will strenghten your case.

    Live data feeds are unacheivable in practice - how do you co-ordinate a live data feed from every EA in the land?

    Theres no need. Estate Agents don't do the conveyancing the solicitors do. By law they must update the Land Registry - the feed would come from there.

    Well, it does at the moment - they send a form to LR / RoS, who, once they have a month's worth of data, 'feed' it to the sites like zoopla and ourproperty - but it's far from 'live'

    I think my point still stands - a live data feed from every conveyancing solicitor in the land isn't acheivable in practice, regardless of financial considerations.

    There are hot spots & not spots for broadband - who here can live with dial up type performance?
    ITV yesterday featured a village near Guildford, under the crowded skies of Heathrow Airports "stacking" zones, that could get no broadband. Like villagers near the lake district, the residents had a fighting fund in this wealthy area, of 25,000 so far, to try to pay for a feed to the village. I think "fibre to the farm" will be a long time coming.

    I looked up Zoopla today and found an on-line auction under way ?

    Mind you the collection of houses did not appear to be making their reserve prices unless someone wa managing to snipe them at the very last moment.
  • Just a quick note to let you know that I have tried all the house evaluation sites listed on MSE but none of them cover Northern Ireland so if you live here as I do, it's a waste of time!!!:)
