    Buyers do seem to like en-suites and builders seem to be cramming them in everywhere. I went to view a two bed property no bigger than a dolls house with a friend of mine. It had a house bathroom and an en-suite which was taking a chunk off the already tiny master bedroom. It seemed a pointless waste of space to me but it was near the top of my friends list of priorities, despite it just being her and her young son. And presumably the builders had done their research when they set it out like that. So that's why I've voted en-suite!

    I have a room done out as a study which I never use. Whenever I work at home I always work in the sitting room or dining room with my laptop - but I don't have two kids at home to distract me! I'm sorely tempted to make it a walk in wardrobe! However, I'm actually going to do some rejigging to make it a hobby room - somewhere the sewing machine and other bits and pieces can stay out all the time.

    Ensuite bathroom! As your kids get older you will really value a bathroom to yourselves, where you can be sure of getting in to use the loo when you need to, and they don't nick all your toiletries.....and teenage boys are WORSE than girls believe me!!!!!!!

    Could you have a foldaway-type desk in your bedroom, so you can have study-space away from the main living room?
