Buying a New Build?? Please help

    A quick browse on Property-Bee indicates that some of the new builds that I watch have been reduced to £174,995 today.

  • Based on some of the suggestions here on MSE and considering 30% of the value of the new build will be wiped out. Are you guys saying...for 340K new build I should put an offer of 238K? Isn't that way too low? Won't they laugh at me or push me out of the door?
  • Try, be cheeky, you'll not be breaking any laws. When I saw on the survey what the cost of the rebuild of my house would be and what they had aske dfor it, it was a real shock! What's the worst that can happen?

    Ok, now try and sell it at 100K and then we'll see the true figures

    I've only ever been wrong once! and that was when I thought I was wrong but I was right
  • My house was bought through a joint council and Barratt build. At the time the value of the house was £125K so the discount was set in stone at 34%. When I sell it I have to pass on the discount so to get £100K, the house would have to be valued at £150K. This is not likely (still think it's only worth £120K) but people are queing up to buy these houses and mortgage companies have no problem lending £100K for these houses. For a home in the village it's about the £100K mark for a 3 bed house of the same standard.

    It does not bother me as its a home not a money box, in a few years I'll be moving upwards but this house will never be sold. £80K mortgage on £120K house.

    That's because you haven't taken into account the value of the land the house sits on and one reason a two bed house costs £1 million in Chelsea and tuppence in S!!!!horpe.

    I'm about to sell a house that has a market value less than it's insured rebuilding costs such is the market at the moment.
