Rough Renovation Costs

Im hoping someone could give me some very rough costs in renovating a 3 bedroomed terraced property.

The property is structurally sound but it would need :
re-wiring
new heating / plumbing
a bathroom suite
a kitchen
painting / decorating
carpeting.

  • hi, by the time you have finished you will prob need some plastering done also. I would say imho that you will be looking at around 17-20k.

    An electrician who helped me in my 3 bed house reckoned it would be about £1800 for a full re-wire.This would be with standard sockets,not fancy brushed chrome ones etc !!
    Heating/plumbing....central heating all in , I reckon 4-5.
    bathroom suite...could be as little as £500, plumbing maybe £700 on top.
    A kitchen ...mmm , sometimes how longs a piece of string.Check out the big DIY boys...everyones taste is different and their are so many different components to a kitchen.I believe Gordon Ramsey put a cooker in for £70k.
    Carpeting....couple of grand ?....quality costs I believe when it comes to carpets.
    Painting/decorating.....suffice to say, ' cheap ' paint is something similar to skimmed milk and needs more coats to cover than you could imagine.Not really too sure on costs for all this as I've done me own.
    Plasterers are probably on about £200 a day. It damn hard work !

    Hope this may be if some help.Always allow double the time to do anything cos there are usually unseen things along the way....it sometimes feels like a case of double-ing your budget and add a zero !!! Don't give up.You'll get there in the end and it'll be worth it.

    think of a figure, then get some quotes not estimates and add a good 30 percent if not more, get a decent diy manual and try and do some of the work yourself beit some of the donkey work i.e. taking the old plaster off ready for new plastering if that has to be done or digging the ditch to put the garden cabling in so all sparky has to do is connect and invest in a tube of ibuprofen gel and ,muscle rub and a bottomless pot of tea

    In the South East 15 miles from the M25 I would say.

    £2000 for a total rewire (not worth mucking around, tis cheaper to get it done new)

    £4000 for a central heating system, source the boiler & rads yourself, included.

    The painting & decorating could cost a fortune, you don't say how old the house is, but if it's done properly, so you only ever have to paint, then .......

    Kitchen can be bought in Ikea or similar for £1500, then fitted might cost you another £1500, with tiling £2200

    Refit bathroom if the new plumbing is already there £2500 (cheap suite) including tiling.

    These are off the top of my head, but I don't think I am far out as it's the cost of the labour that sends it up. You may be paying someone between £80 - £150 per day.

    .....get a good supply of biscuits in as well ! Depending on how you get on with your trades-people , I have also been known to knock up a bacon or sausage sarnie in the past,keeps 'em happier and also gets you some hints and tips for next time.

  • also if the sparkie and plumber can advise you what floorboards to lift then the quote may (or should) get a bit cheaper.Likewise chopping out the plaster/brickwork for sockets and cables.

  • I think a lot depends on how much you are able to do yourself. If you rip out the kitchen yourself and fit the cupboards but get someone in to do the worksurfaces you can save a lot of money.
    I would set yourself up an account with somewhere like the plumb centre so you can source your rads/boiler yourself - however, take a look at Screwfix for rads as they are pretty good too.
    Wait for a sale in MFI or similar for your kitchen, then use one of the cashback sites to maximise your money. If you want a definate price on kitchens, go into MFI with your room measurements and ask them to plan a kitchen for you. It is very difficult to assess how much a kitchen would cost someone when you don't know how many units etc are involved or what sort of quality is required. You and I may have very different ideas on what is necessary etc.
    Bathrooms you can pick up relatively cheaply - a lot depends on what sort of quality you are after - source taps on ebay as much cheaper.
    Ask friends/work colleagues if they can recommend any tradesmen and get them round for quotes.
