Estate agent charging £47 to confirm HIP legal!!!

Hi, I recently bought a HIP from abode-hip which went really well, great price, thanks to those who recommended. When my estate agent found out I was providing my own for £225 instead of using theirs for £390 they sent me an invoice for £47. They say that their hip provider must charge this amount to confirm that the hip from abode-hip is legal. If this is not done their insurance company will not continue to insure them as they are liable if any hip is not legally correct. (I thought I was liable not them?). I think this has scam written all over it. I have contacted hip today to ask for some legal confirmation that their hip pack is legally correct and plan on presenting that to the estate agent saying that will have to do as Im not paying the £47. In the meantime though, I wondered if what they are saying is correct, who is liable and are they allowed to charge me this extra £47? Many thanks for any advice. ps has anyone else had charges like these?

    the EA only needs to confirm that the appropriate documents are present so sounds like a scam to me.

    Isn't the OP selling so it would be report to NAEA as ARLa is for LA's.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Call your local Newspaper and Regional TV News right away. Get these clowns exposed, they need shutting down. You are required to have a HIP not the Estate Agent, and many of the HIPs provided by EAs are useless and Solicitors are having to instruct searches again, incurring additional cost to the buyer.

    It's a scam.
    I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.

    Write back to them letting them know that you have no intention of paying their invoice (assuming that it isn't in the small print of your agreement with them) , and include an invoice of your own for £15 for the cost of having to send them the letter..........................
