Help Desperately Needed

Please could someone help me, my tenecy agreement is due to run out on monday and i cannot get hold of my LL, her mobile is constantly switched off and she has not responded to any of my emails.
I have 3 children so i am so worried that she is going to ask us to go.
She has been a good LL when i was made redundant from my job as a pub manger (licencee) last year she was willing to accept just one month in advance.
I don't know what to do the thought of being made homeless is terrifying, what do i do if i no contact is made? if i don't have a valid tenency agreement how do i stand with regards to my rights?

doesn't it automatically become a statutory periodic tenancy if you have had no notice during your AST?0

As lostinrates says, your tenancy will become a statutory periodic tenancy. The terms stay the same - you have to give 1 month's notice and the LL has to give you 2 months.
You should also have an address for your LL - is it only recently that you have not been able to contact her? It's possible that she is just on holiday rather than having done a runner or been plotting to get you out.
You haven't received any official-looking letters addressed to her at your home have you?
I would just drop a brief letter in to her address if you are at all concerned, but bear in mind that some tenants simply stay under a periodic tenancy for a number of years after the original FT expiry date.0 -

In stead of the fixed term tenancy you are now on a rolling tenancy and need to give a months notice if you want to leaveand your LL will need to give you two months.

Sorry - alarm bells ringing here. Can you remember who her mortgage was with?
If she is in trouble with her mortgage payments, then the property could be about to be re-possessed by the Lender and you would need to let them know that you are a tenant there..
You still haven't said whether you have an address for her?
How do you pay your rent? standing order, cash ..?
Have you paid a deposit to this LL and if so, was it scheme-registered?0 -
Alarm bells ringing here too. Maybe the LL is not paying the mortgage? In which case you need to start worrying about the deposit.
It would be worth calling the lender directly and explaining the situation.Happy chappy0 -

If you get no response from a letter to her address then are you able to actually call round to see if she is there? Alternatively, contact the Abbey in writing, and tell them that you are a tenant at a property that you understand them to be mortgagor of and that you are unable to contact the LL. Although they can't obviously discuss the LLs personal info with you, they should acknowledge your letter - either with a" so what" if everything is ok from their point of view or "we are heading to court" if it's not.
If you get no reply, then follow up with a phone call.
If you are in England or Wales and your tenancy started after 6 April 2007 then your LL should have registered your deposit with one of the three schemes - if you have no info on this you can check with the schemes themselves here: http://www.direct.gov.uk/en/TenancyDeposit/DG_066391
You could also call Shelter 0808 800 4444 for advice.(7days, 8am to 8pm)0 -
It sounds to me as though your LL may be having problems, so you have to prepare yourself for the fact that you may have to move out,
However, if the Abbey re-posses the house - they will need to get a court order and this will take some time, also a judge is likely to give you at least 1 months notice maybe more, so it could be 2-3 months before you have to move out.
Try not to worry and keep posting on here - there are lots of knowledgable people who will offer you good advice.
