As a LL can I inspect my property?

    We rent privately, fully managed by a LA and they inspect the property on behalf of the LL three months after we first moved in, and then every six months thereafter. In practice, this means that the lettings chap drops by and peers into each room to check it's a) still there and b) in reasonable shape, asks us if we have anything we want them to sort out (non-urgent repairs, maintenance, requests for the LL etc) and that's it. Mind you, we are also good tenants, we pay on time, keep things tidy & clean and take generally as good care of the property as if it were our own (dare I say it, possibly even better than were it our own!).

    I would say that six-monthly inspections are the most appropriate interval for a landlord, unless there is concern over the tenants. But definitely, a landlord has to have the ability to check his/her property regularly. As someone said above, it shouldn't necessarily be a check-up on the tenants (if they are good tenants!) or their living habits, but rather an inspection of the house (and garden) itself, to make sure there are no problems that need sorting out and so on.

    take control and say that you ARE coming to do an inspection - its not as scary as it sounds !! - this isYour property and you have the right to find out what condition it is in.


    As others have said - give a weeks notice and then go in smiling and ask if there are any issues with the property that they want to discuss with you

    a LA i know found a fully-blown weed-factory" in one property which he inspected .......

    I sent them a christmas card and all other contact has been very cordial via email, I'm not sure why I would be expected to start giving presents?

    With reference to the LA inspecting the property, my LA is not a managing agent - they only collect the rent, do the credit checks, paperwork etc etc. Managing Agents cost a BOMB and as I only live 5 minutes away I am contactable very easily should there be a need to come over immediately.
