Hi,
I'm planning to buy a house (with an investors help) either to renovate and sell on or convert into several flats and sell on with the sole aim of making profit. I'm a carpenter by trade I am capable of doing a lot of the work. The investor is a spark and we know the people to make up the shortage of skills. Plastering being one I don't think is worth doing myself timewise more than anything. Labour isn't going to be a high cost on this.
Normally in my job i don't have to worry about costs, i was looking for some general fiqures on costs. and some general advice, any pitfalls to be aware of etc.
Some things i was looking for fiqures on was the whole heating system. Plumbing system. Legal costs. Surveyor. Structural engineer ( as far as i understand you have to prove structural work on paper even if you know the steel will take the weight and is structurally sound installed in that way), Building Control. Do you have to pay the leccy, gas, and water boards to run seperate feeds to flats. Any other costs I should think about.

im a plasterer by trade, if your converting an existing building into a mulitipul of dwellings ie flats then its a mine field.
All flats will will require adequate fire prevention and sound prevention between each flat and this is extremly costly as it involves a number of different regs other wise the building inspector will not sign it off.
and yes you do have to pay for the services to be spit for each dwelling
i have just finished a similar project and it was a nightmare plus it was grade 2 listed.0
