Flat for sale at daft time - any advice?

    Hi, I'm not far from your area and although that is a good location I agree with others who have said your property is overpriced. Even if you're not desperate to sell straight away, if you don't want to stay there indefinitely I think you need to price aggressively or you'll just end up chasing the market down. For example, here's a roughly similar property about the same distance from Whitton station which is on the market for much less:

    It's missing:

    1) Whether it's ground or first floor (basic info and essential! reread it twice to make sure I hadn't just missed it)

    2) Room dimensions

    3) Bedroom photos

    4) Bathroom photo

    This is a fully detailed property ad, and what you should be aiming for. Took me a while to find one in your area - most are a short paragraph like yours, so it'd set you apart.

    Don't suppose you can re-take the pic of the building when the neighbours are out? With that car there it looks more like a photo to go in a Parkers ad. :D

    Thanks guys, sarah_elton, I'll speak to the agent about changing the copy completely - good idea about it standing out too.
    Thanks for valuing my property Bf109! I see what you mean about those two houses, but I know the area having lived round here all my life, and know those two roads, which are on the borders of Hounslow and Whitton, and I think it does make a difference which 'town centre' you'd be nearest to. Although we're moving to the country so hopefully the only borders that matter will eventually be people's fields or something - much more friendly as a whole I reckon! We will definitely be bringing the price down, so will see what happens.
    And we're really close to Whitton station - 15 mins walk! It looks a way but there's an underpass which we only found out 3 years after living there :( We'll leave that sort of info written down for buyers though!

    If you have had 15 viewings in the past few months but no offers, the problem isn't necessarily related to your online advertising. There must be something about the flat itself that doesn't quite match up to expectations when potential buyers visit.

    It is always worth doing a big tidy up, getting the interior to look as minimal as possible, and dressing the set so to speak. Your kitchen has lots of everyday stuff in it that could be removed in the short term. Remember, you are not selling the flat to yourself and your specific needs, you are selling to a buyer and their aspirations.

    Another idea would be to spruce up the garden and make it look more inviting.

    OK - brutal honesty, no disrespect but :

    Lounge is not large and basically one quarter is moreorless passageway; Bed 2 is smallish; Bath is off Kit; it's ex LA and I know some London Boroughs have modernisation/upgrading schemes for all their leasehold properties and charge owners literally thousands for the privilege. Even if yours doesn't it is still ex LA. £244K is way, way too much.
