    all local authorities have their own policies with different percentages and different numbers from when it kicks in

    with regards to being sold to housing associations this is true - 90% on average for rental

    The builder quoted £3k + VAT.

    I bought the materials for £900 and treated two friends to the tune of £300 each for two weekends work and saved myself £2,000. I'm not sure what profit margin the builder was on but I imagine he could have done the work in two days with one assistant. Maybe he thinks he is worth £1,000 a day - I didn't and it hasn't fallen down yet. I also learnt how to build a roof and I cut all the joints myself.

    I think a house can be built for £70K. It costs the same to build the same house in a cheap area as it does in the most expensive area. Cost of land is the major variable followed by profit margins.

    Rebuild costs for insurance include clearing the site.

  • Good answer. i purchased a detached house for £250k in other places that would be a 2 bed semi.

    And in other places again, a basic studio flat.

    more likely he didnt feel like risking a slow lingering death so priced it high to either avoid doing it or make a wad of cash to justify it.


    re building your own house, frankly i think it will be a great idea in a year or so when land prices have tanked and builders are desperate, i am considering it as long as i aint forced by planning law to build an identikit semi. i reckon the figures of 80k for a 4 bed timber framed house sounded reasonable.

    im personally gravitating towards the american style wooden house at the moment (1) but its more the potential for size and detailing at an even bigger discount but i really want a fire and that + wood aint good.


    (1) odd as i used to only want solid stone and still dont like brick :think:

    Does it? :confused: The builders have to live or find accomodation in or near the expensive area, or pay fuel prices to get there from a cheaper area.. The access to really expensive sity centre ares comes with things like fees for keeping parking areas that restrict LGV deliveries clear. I'm sure there are countless other little extras that might impact on the cost of building in a more expensive area:confused:

    BTW, good work with your garage! DH and I are helping with the horses' barn soon....a bit wary, DH has done very little DIY but is very enthusiastic: I hope he doesn't get too gung-ho!:o

    Well done George, but what did you do with the "toxic" asbestos - you can tell us we won't snitch.

    To be serious the thing that varies hugely in price is the site.
    I know someone who sold a detached bungalow for 800K and it was replaced by a three story 6 bed place that sold for 1150K - so that one was not the traditional 1/3 - 1/3 - 1/3, though it was a nice easy site with easy access for machinery and of course gas water, electric and 'phone already connected.

    At time of site acquisition it was a speculation as the developer put up a sign advertising "a luxury new development".

    I reckon it will become cheaper and cheaper. How much does a bricklaying gang get paid to lay the bricks for a house? I read it was something like £4,000. And that was in "the boom".

    Yesterday we had DIY/labourer-fix-it/garden people pull up in their smart van on our street and begin knocking door-to-door seeking work/jobs. In the past it has been leaflets they dropped through, this time it was direct contact they sought.

    Also I read a theory that quality suffers in the boom as house-builders want to get them up and built as rapidly as possible, whereas in slow times more care and time is taken so quality standards are better (although if self-build I'd expect you'd still need to carefully manage and oversee everything is done properly - probably with the assistance of an experienced quantity surveyor). That said I'm no expect on house building / self-build.
