Debate House Prices

So it is true on the land and build costs, I stated the other costs above why can you not accept my answer was correct! The bold items are seen as a build cost if you dont build it you dont put in the roads and utilitys.
PS rebuild costs for insurance will always be more as you will have to use John Wayne ltd as mentioned above.0 -

when you take out all the other costs (finance/overheads/road/utilities etc) builders make about 10 - 15% profit

Why do you persist in making yourself look so stupid! Questuion was how much does it cost to build the average house, answer 1/3 of the sale price.
Go back to school and un-tuck your skirt from your pants, people will tease you. Roads and utilitys and anything else to do with building are a build cost. If you were building your own house would you get them for free as you are not making a profit.:rotfl:0 -

roads and utilities are part of the final 1/3 and generally not included in the build costs

And finance and admin are out of company operating costs not COGS (Cost Of Goods Sold) You cant accept you went on a one man rant to make me look wrong but compleatly forgot to answer the OP's question like so many on here.
The only person looking stupid on here is the person arguing about somthing other than what the post asks and that my friend is you.

i don't know if you noticed but this is an open forum where people make comments to other peoples comments - they don't necessarily have to be specifically about the original posters thread (bit like what were doing now)

I was giving the basic 1/3rd rule somthing you compleatly disagree with but which is used by all builders in the UK.
You are talking Net profit, not Gross (like I was) but in terms of the post that is neither here nor there.
It is an open forum well done, but to help people it is usualy good to answer there questions.
I was not the person getting angry i was being helpfullIt is you who could not accept all i was doing was answering the OP's question. I did not want to argue over it but for some one who trys to lay the angry card at my door you best look in the mirror again.
