Estate Agent not negotiating on fee.

Hi Guys,
I have a fixed fee of £999 with a company called WOW property and I'm more than happy with there sales pitch/details on Rightmove.
They go on all the relevant websites including Rightmove and to be fair for me I only need the board and the website and I'm not interested in adverts in local papers.
They are also available 7 days per week, so someone is always at the end of the phone.
I did get 2 other quotes for 1% and 1.5% and I totally understand why there isn't much negotiation as Chickmug mentions there are staff to be paid and premises to pay for, but if I can get a better deal for me then that's more important.
I will keep you posted on how they shape up.

I've just had a quick look on there and did a search for all houses and all prices within a 100 mile radius of me and there were no matches, is it supposed to be nationwide?0 -
It will be interesting to see how ‘WOW property’ do over the next 18 months. The internet has, so far, failed to provide any viable competition to the traditional estate agency model and with national internet based EA’s relying on a sellers market, I can’t see this helping.0

I'm about to sell, so I'm interested in the issue as a seller.
The local agents are all asking for 1.25% apart from one who is asking more but "negotiable".
I tend to agree with those who think "all I want is a listing on Rightmove". Most of the estate agents we have dealt with as buyers have been sh1te.
I am moving right across the country, so can only visit the new area occasionally and for a short time. I phoned one agent on Thursday to set up viewings for Sunday and Monday. He didn't phone me back ever although I contacted him on Friday, Saturday (from the car on the way down south) and Sunday am. The first viewing time I had requested was Sunday 10am - and he hadn't called me on Sunday by 10am to say "yes" or "no", mainly because he was having the day off. Muppet!
Fortunately he had a colleague who was rather less of a chocolate fireguard and who organised most of the viewings we wanted, within a few minutes.
Whilst I'm griping, what is with vendors? Do they not realise the market is hard?
At least 3 of the properties I wanted to see this weekend could not be seen because the vendors were away for the weekend and wouldn't leave a key with the agent. D'oh!
And another, the vendors were actually there but wouldn't let us see it for some entirely inexplicable reason. Double d'oh!0 -

Your last three paragraphs are so true. On another thread I was outlining some of the frustations, of the prospective buyers, when arranging viewings. The sellers can be just as bad for the reasons you outline and many more.
We have found: -
Viewer half an hour late as couldn't find and seller refused to show them around as they were just about to have dinner.
Seller not telling us they were going away for few days or even two weeks.
Sellers only wanting viewers between fixed times often no evenings after 7.00 pm or any time on Sundays.
Seller not there at time of viewing yet the viewer had travelled several hundred miles on a special trip. When seller was asked why not there - their answer was simply I decided to go out for the day as it was sunny.
Sellers refsuing more than two people around at same time.
Sellers refusing to allow tradesmen around to quote for possible future extension.
Sellers dictating even when sale has been agreed will only allow a valuer and a surveyor.
Sellers refusing any more than one more viewing, from their buyer, even after sale agreed.

When I have sold previously I have declined viewings after 7pm mainly due to the fact that my children were babies at the time and were usually in bed by 7 and it would have been a bit awkward having people traipsing through their rooms when they were in bed!0

Sorry for delay in replying...it's nationwide and it might just be that no one in that 100 mile radius has opted to use them. I believe they are a fairly new company. They have agents set up all over the country as freelancers. That's all I know of them.
