Informal Tenancy Agreement

Hi,
yesterday a friends girlfriend moved in with myself and my girlfriend. She is renting the spare room off me and I'd like to setup an informal tenancy agreement for her to sign. I don't want anything too strict, it's just to make sure she has to give me at least one month's notice to move out, and I'd have to do the same if I wanted her to move out. I also want to put in writing the amount of rent and when it is due.

Does anyone have a sample agreement that I could modify to my needs?

  • Either you have a formal agreement or no agreement - there is really no such thing as an 'informal' agreement.

    I take it this is a house you own? Draw up a proper agreement. If things go pear-shaped you could be in for a lot of hassle otherwise. Also be sure to let your insurance company know.
  • Yes I do own the house.

    That's a fair point, is there a formal agreement anywhere on this site that I can nab? I only meant informal in the fact that I don't want to be viewed by her as a landlord, more as a housemate. I do want to protect myself if things go wrong though so formal is the way to go.

    Edit: Play fair with any deposit and keep it in a separate account - you may (or may not) want to pass any interest accrued onto the Lodger.

    Do you really need to lodge the deposit if the person is a lodger? I had never known that, my understanding is that a lodger has much fewer rights than a tenant, and the shelter pages said nothing the other day about lodging a deposit??

    Lynz- thanks, you're absolutely right, brain out of gear. Shorthold tenancy=deposit registration,lodger agreement not currently covered.:smiley:
