Land Registry - how to find out who owns a bit of land?

Just found something and wonder if people would think the same as me.
The Land Reg site has a search option that lets you 'pick' the spot, then gives a list of registered titles within a set distance of that 'spot'. I did this and the only titles that came up I already knew about. Presumerably if the strip of land were registered it would either a) be part of one of the titles in the list or b) would be in the list as an 'odd' title e.g. land at xxxx or something.
If the above is correct, my logic says the strip of land isn't registered. I'm not sure where that leaves me re the elec company ? How would someone go about acquiring this strip of land - I think our house ( the freehold company ) should if it doesn't belong to anyone else, purely to tidy things up ie it is the access from front to back of house ?? Don't really know if this is possible ?0 -
If OP has a copy of a file plan for his or a nearby title he can photocopy it and then put a red line around the area on it that he wants to find out about and send in a SIM (search of index map) search. This will show the title number for the piece of land in question - if it has one. it may not be registered at all.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -

Thanks Richard
Is this SIM a form I can download from the Land Reg site ?0 -
On the Land Registry web site, the following page explains:

As you can see, it's not cheap!
£35 is about as cheap as i have seen any government service, its a relatively negigable ammount when compaired to the rest of the cost of a land purchase.
I recon the far harder bit is finding/aproaching said owner and agreeing a price.0 -

The government service is much cheaper - and this lot just use the Land Registry search function and overcharge for it!
If you cannot find the plot on-line - then as said previously just mark the area you are on about on a copy of your own deeds, forward to Land Registry with the search form (which I think you can download - otherwise just ring them and they will forward it very quickly - I found them very efficient) and they will search the register for you.
If the land is un-registered then it is often impossible to find out who owns it."there are some persons in this World who, unable to give better proof of being wise, take a strange delight in showing what they think they have sagaciously read in mankind by uncharitable suspicions of them"(Herman Melville)0 -
you can, of course, go to your local council who will get their maps out for you & give you a reference number for the land. This reference no can be phoned thru to Land Registry who will give you the title deeds number to purchase online. (Well they did 5 yrs ago when I needed similar advice as OP)0

You are right. I wasn't paying attention, as explained earlier.
I know somebody using the LR at the moment and they have found them very helpful. However, as you say, if the land is unregistered where do you go from there?0 -
If the land is unregistered then it will be really difficult to find the owners - but there are websites out there that specialise in finding the owners of like finder monkey.0
