House Sale- Feedback from Viewer/Next Steps

Hi

had a second viewing on our property earlier in the week - a FTB

Since then my wife has rang the EA a couple of times for feedback/update, and they've told us very little of substance

"she really likes the property"
"shes working with the Advisor to get an Agreement in Principle"

... neither of this really tells us anything, and given we've rang them twice since the start of the week are we within reasonable grounds to ask them for proper feedback (minus the smoke and mirrors) about whether this is a potential proceeding, or whether its now dead interest?!

your advice please - first time selling

    I think this sounds quite normal, it says exactly what's going on.

    Your viewer likes the property and is working to find out how much he/she will be able to borrow. Once they have a decision in principal from a mortgage company they will consider making an offer for your property and hopefully it will be one that is worth your consideration too ;)

    After that you can accept or decline her offer as you see fit.

    Sometimes people are like that with their feedback. It's not the EA's fault - they can only pass on what they've been told.

    If they feel that this might come to an offer then they will be chasing the viewer for you regularly.

    Sometimes viewings like this just don't end up in an offer and people can't bring themselves to say they don't want it, or it's a case of like and not love and they're holding back a bit.

    You just have to wait and see. This is all part and parcel of selling - you can't change it, just have to get used to it :o

    Judging by your post, you are fairly new to the murky world of property buying and selling. Properties are selling at the moment but many of these are distressed sales at discounted prices.

    Both you and your agent have a common interest in finding a buyer. If the agent is not coming back to you, it is because the buyer has no real interest in your property. The agent has fobbed you with some platitudes and you should be happy with that.

    Especially first time buyers, who haven't done this before.

    If they're going to find out how much money they can borrow, they've put the cart before the horse in any case. They should have found that out before they started viewing.

    The best thing you can do is treat each viewing like a first date ... don't sit by the phone, if they're interested they'll be in touch. That's your EA's job.

    I don't know that I would be that extreme, but then I would not take too much notice of feedback unless it came across consistently over 3 viewings or unless it came as a new insight.

    I agree totally. You should hear some of the s4it I have heard from them. Full of it most of them.
    I came in to this world with nothing and I've still got most of it left. :rolleyes:
