We're planning and extension and have hired an architect.
We are happy with the design and the architect has created the plans for the Planning Application.
We received a copy of the plans yesterday and they seem a bit general to me. Although the plans are to scale (1:50), there is no detail i.e. measurements and sizes of walls, distances, sizes of windows and their exact location, patio doors etc.
Will there be a more detailed set of plans (for building control)? Is that the "custom"?

- I can't see how a builder can give me more than an estimate, rather than a firm quote, based on these plans (if he doesn't know size of new walls, size of windows, patio doors etc).
- I don't feel I could trust a builder (any builder!) to interpret these plans (the plans state "do not scale from this drawing").
- I am not sure it's a builder's role to interpret scheme drawings.

But he knows(if he doesn't know size of new walls, size of windows, patio doors etc).
plans will give him ( or herplans are to scale (1:50)
) the size
It won't be a figure on the map, but with a 'ruler' he can a VERY good size.
comment (the plans state "do not scale from this drawing").
just covers the architect..0 -
The forum has been very useful to me in the past, so I'd thought I'd join and return the help where I can!
The planning application drawings are purely used to achieve planning consent and never contain sufficient information to build from. The building warrant drawings will include all the construction and sizing information your builder needs to price the job.0 -
Thanks both.
Looks like we'll have to talk to the architect to make sure there's more to come - he told us he's sent these drawings to a couple of builders he knows to quote us...0
