what constitutes making good?

We are selling home to very fussy and possibly nuisance buyers. What constitutes making good? They think every screw removed should be filled, sanded and painted. Someone told me, that if screws are left in, i.e. not holes, that was sufficient. As completely refurbing new house, no time to mess about with these issues, any ideas on what we need to do?

If they insist on you sanding/filling/painting, I'd be very very tempted to get some paint mixed up that's 1 shade lighter or darker than the surrounding wall...... and blame it on the light, or being colourblind
(or if feeling particularly nasty, a totally different colour - after all they didn't specify that it had to be the same colour
)
It all boils down to what you both agree is reasonable - an element of compromise on both sides - something a lot of people seem to have lost sight of these days....There are 10 types of people in the world, those that understand binary and those that don't
In many cases it helps if you say where you are - someone with local knowledge might be able to give local specifics rather than general advice0 -
Is "making good" in your contract? If so, then ask your lawyer to advise you on what is required.
If it isn't in the contract, don't bother doing anything.0 -
You may wish to adopt the view that if they particularly mention in the contract that all holes have to be filled in, sanded and painted, you will have to do this. Now, if they do not mention in the contract anything about requiring you to leave the floorboards.............
Personally, when leaving rented property, I've gone around with a small tube of toothpaste. You do get quite dexterous in filling holes in 10 seconds, and I suppose if you want colours to match you could use a felt tip pen.I can spell - but I can't type0 -
Tell them they are buying the house as they viewed it.
If not happy tell them to buy a new one and chase the builders for two years to "make good"0 -
Once they are in they are in and they cant do nowt about it. I would do a quicky job if it was me. Sorry!I love this site :beer:0

what started it was that, we offered them loads of things like 4 speakers with stands 3 tvs with stands all bolted to the walls. cableing & signal booster so you can watch the video/dvd/sky in any room. washing machine, fridge frezzer, cooker all good quality. wardrobes, lounge furniture tv/hi fi cabinet,blinds, curtains & loads of other stuff. we thought it would save us moving most things & we could get new stuff. we asked for £1500 (already under sold the flat by £10000) thought we might get £1000. they offered £100. i think their parents or someone might of told them we probably wont bother taking most of it. but i will now even iof it goes to the charity shop. so i would expect them to moan if they can.
thanks for the posts i will just fill the screw holes with decorators filler. but for some reason i thought if you left the screws in you were ok. or is that just picture hooks?0
