I think I'll ask for more clarification of what we're going to be paying for, and offer to pay, say, 30% of the carpet replacement cost providing I am given a copy of the receipt for the replacement.

Hi again m0j0pin. I can see your point, but there's one thing that may be against you - does she already hold a deposit taken from you on you first taking over the accommodation over - to be able to help herself from? If so, then unless you go through a very stressful time of solicitors, courts etc then I don't think all the stress is worth it.
Ask her by all means, haggle a bit too perhaps, but at the end of the day, don't stress yourselves out too much, as she and all those like her, are never worth it, no matter how much we think to the contrary. It was a roof over your heads for a couple of years, learn from the experience and get on with your lives.
